These Terms of Service ("Terms") govern your access to and use of Neighbr ("we", "us", "our") including property due diligence reports and Community discussion boards.

Neighbr is a data aggregation and AI summarization tool. We are not a law firm, licensed surveyor, or estate agent.

By using our services, you agree to these Terms and our Privacy Policy. If you use Community, you also agree to our Community Guidelines.

Account Registration

You must be at least 18 years old. You must provide accurate information and keep your account secure. You are responsible for activity under your account.

Property Reports

What Reports Provide

Reports combine government, bank, and third-party data with automated analysis. They are for informational purposes only and do not constitute legal, financial, surveying, or brokerage advice.

Limitation of Liability (Reports)

To the maximum extent permitted by Hong Kong law:

• Our liability for any claim arising from a report is limited to the amount you paid for that report (currently up to HKD $888 per report).
• We are not liable for indirect, consequential, or special damages (including lost rent, deals, or emotional distress).
• We are not liable for errors in third-party or government source data.

You must independently verify material findings with qualified professionals and official sources.

Report Tokens

Report tokens are non-refundable once used. Unused tokens may be subject to the refund policy where applicable. See Refund Policy.

Community (User-Generated Content)

Your Content

You retain ownership of content you post. You grant Neighbr a non-exclusive license to host, display, and moderate that content in connection with the service.

Rules

You must follow our Community Guidelines. You may only post in boards matching your registered home address.

Buy / Sell Listings

Peer-to-peer buy/sell posts are not verified by Neighbr. We do not act as agent, escrow, or guarantor. You are solely responsible for transactions, safety, and compliance with applicable laws.

Moderation

We may remove content or suspend accounts that violate these Terms or applicable law, without prior notice.

Community Disclaimer

Community posts are not legal advice, official Neighbr grades, or verified facts. Community content does not modify report scores or official data.

Acceptable Use

You agree not to:

• Violate laws or third-party rights
• Harass, threaten, or impersonate others
• Upload malware, spam, or fraudulent listings
• Attempt unauthorized access to our systems or data

Termination

We may suspend or terminate your access for violations of these Terms or for risk to other users or the platform.

Governing Law

These Terms are governed by the laws of Hong Kong SAR. Disputes are subject to the exclusive jurisdiction of Hong Kong courts.

Changes

We may update these Terms. Material changes will be reflected by the "Last updated" date. Continued use constitutes acceptance.
